Council Meeting Wraps in Near Record Time

Monday, July 30, 2012 @ 7:12 PM

Prince George, B.C.- In one of the shortest regular meetings of City Council  in recent history, Council has approved increasing the maximum height of a  new condo complex.

Council completed it’s regular business in  just ten minutes,  then  took a 50 minute recess until the  public hearings could get underway at 7:00 p.m.   By 7:12 all the public hearings had been completed and the Council meeting was adjourned.  That means it took just  22 minutes to  complete the business on the agenda.

There was just one  person to come forward to speak  against increasing the maximum height of a 20 unit condo complex on Guest Crescent.  He spoke of increased traffic congestion, light pollution  and a reduction in sunlight for surrounding neighbours.

The public hearing was to hear a request for a development variance to increase the maximum height of the building from 12 meters to 15 meters.

The lone dissenter called on City Council to defer the plan until there is information that clearly defines the impacts of reduced sunlight and the anticipated increased noise from the development, but Council wasted no time on the matter, voting unanimously to approve the requested height variance.

Meeting called to order. Any old business? No? Any new business? Hey you, you don’t have the floor. Get lost. I make a motion we adjourn this meeting. All those in favour say Aye. Motion carried. Meeting adjourned. OK every one, et’s go spend our paycheques. Times a wastin”. Life is good.

Guest Crescent is all single family homes as is the great majority of the neigborhood. Would you want this on your crescent. Sell the property and build somewhere more suitable

Guest Crescent is full or do they mean right beside the current Apartment Block? Is Guest Crescent going to be the new Upland Village? Or are these condos in the 350,000 to 800,000 dollar range like in the Fairyland Hotel?

“Guest Crescent is all single family homes”

I do not know where you live. I live 4km from the area, took the lazy man’s way out, looked at google earth to discover that Guest Crescent is in one of my favourite “backwater” part of the City which can certainly use some upgrading to a civil standard.

I hope that with this development, the City will get off its behind and clean up the end of Ferry Avenue as it now exists going from Coyle/Foot Street westward to the infamous Ginter Greenspace/Park area.

The south end of Guest Crescent has a surface parking lot at the corner of Guest and Foot, which services an existing 3 storey high apartment building with what looks to be up to 30 suites in it.

There is an undeveloped portion of Guest to the west of that apartment building which is where thw new building is proposed to be located. The only reason why it is higher is because the new building looks like it will have a parking floor on the lowest level. The grade at the varies and they could actually quite easily configure the grade so that they do not have to ask for the height increase from the looks of it. So, it really does not matter.

In the meantime, we have the back of the existing apartment and the new apartment backing onto a dirt road that is not even maintained to a reasonable gravel surface road without any parking at the end for people using the green space.

A true northern, unkempt City; one we are supposed to be proud of!!!!

If someone had come to City Hall and asked the City to keep to its development standard when developments go in, I would have understood.

A letter sent to Council from Port Moody regarding opposition to increased ol tanker traffic on the coast if additional pipelines are built to the GVRD.

In an associated matter, a letter from Cranbrook which opposes changes the feds are proposing to the Fisheries Act that would see the removal of provisions banning or limiting activities that result in the “ahrmful alteration, disruption or destruction of fish habitat.”

Interesting that other Cities in BC have the time and the interest to take such actions. Do we take such stands?

That is the link to the staff report re that condo development. There is no rezoning required since it has been zoned at this level for some time.

The developer proposes a sloped rather than flat roof. Builders are finally getting smarter around here and are getting away from Greek style flat roofs. Time for City Hall to change its maximum building height in zoning bylaws for such buildings to accommodate more sensible building construction.

It is interesting to note that “The site will also be landscaped with native, indigenous species” … I wonder if that means dandelions, wild roses, and clover … ;-)

I may have to agree on the “indigenous species” theory there gus. Good call.

And yes Harbinger, that pretty much sums up the meeting hey ??? lol

“I hope that with this development, the City will get off its behind and clean up the end of Ferry Avenue as it now exists going from Coyle/Foot Street westward to the infamous Ginter Greenspace/Park area.”

That street would be called Massey Gus. But you are right the end of Ferry is a bit of a mess too. But what do you mean clean it up, finish off Foothills Blvd from 18th to Massey to Ferry? That should get people excited if they know they are going to lose their beloved greenbelt backyards.

I may have to agree on the “indigenous species” theory there gus. Good call.

This is the prefered landscape design of much of public spaces. Like willows, wild grass, plantain and the ever present dandelion.

No need to worry about Ferry avenue it should be a getto before long. They allowed all these condos to be built without any landscaping or open space and they expect to attract commerce to the City.

Acroos the street we have Beach Cres. Its a good start for a getto. How could they have allowed such a development without a strata council..
Cheers
