Council Says O.K. To OCP Change

Prince George, B.C. – Council for the City of Prince George has given 3rd reading to another  requested  amendment of the Official Community Plan.  This change  would allow  an area between the Hart Highway and Northwood Pulpmill Road to be rezoned for the development of light industrial uses.
 
Currently, the area is designated as neighbourhood residential and rural resource. Soil removal has been the activity on the properties.  
 
The proponents says there is a demand for light industrial in this area of the City, especially from companies which are servicing the mining, oil and natural gas activities north of Prince George.
The applicant has agreed to  a covenant on the properties, limiting the  use to the following:
 

Contractor service, major;  Contractor service, minor;  Equipment, major;  Equipment, minor;  Industry, light;  Manufacturing, custom indoor;  Parking, non-accessory;  Service, household repair;  Service, industrial support;  Vehicle repair, major;  Vehicle repair, minor;  Veterinary service, major;  Veterinary service, minor;  Warehousing & Storage; and Wholesale.

The light industrial subdivision would be developed to City standards, meaning there will have to be paving to reduce dust, and landscaping screening.

Somebody will likely make some sort of argument to get a variance on that when the time comes.

seems the only touchy stories you are allowed to comment on now on this site are if they have something to do with council or the mayor. Anything sensitive that has to do with a court case, whether over or in progress, or the RCMP rotten apples or sensitive native issue have comments closed all the time. Time to move on I guess, since this place seems to be following in the citizens footsteps. Pretty soon you will have to sign in using a facebook or twitter or disqus account or something.

On the subject of responses to the Citizen’s stories, has anyone else experienced difficulties lately? Specifically, I don’t seem to be able to access the comments even to read them, let alone add a comment from my home computer, but don’t have this problem from other sites.

I agree, would love to comment on the cocaine cop, but like previous posts have stated, no comments allowed on that story. I would make my comments here but I’m sure they would just censor any comments made.

It is a pretty sad state of affairs when more consideration and sober second thought is given to where a tourist is going to dump his holding tank than to the effect changes to the OCP has to existing residents of the area affected by the change.

Decisions that affect a whole community or neighbourhood are made the moment the gavel falls to close a public hearing but if a tourist staying at the walmart campground has one less place to drop a load…WHOA…better get more info from staff.

Something stinks here and it is not the contents of the aforementioned holding tanks.

I am glad that this isn’t in my backyard – is there no better place in the community for an industrial park? We are trying to beautify our city and in my opinion another industrial area right on the highway surrounded by residences isn’t the best thing. I think that Gus has probably hit the nail on the head regarding the screening. It may be convenient for those supplying the North but what about the BCR site, there is probably a lot of vacant land out there…

Does the RCMP still have a say in the landscaping screening? A light industrial business that produced dust & smell wanted to put up landscaping screening (without being told to) and after a discussion of what types of trees to use he was told that the RCMP did not want the screening as they could not keep a watch on his place when driving by. He decided to go ahead and was told by the City that he had to remove the trees for safety reasons.

We are not allowing commenting on the RCMP officer story UNTIL the officer has been sentenced.
If you feel that you are above that, we suggest that you trade places with the Judge who is hearing the matter.
In the past few weeks we have received letters from lawyers over comments made by posters.
May I repeat, if you think that you want to be heard, post a bond in our favour, along with your name to the item in question, along with sufficient money to cover our legal costs, and you are off to the races.
If you don’t like that idea, well you will have to accept our policy.

I should add if you think you are posting under an assumed name that you cannot face a libel action. Look up the action under way right now with Brian Burke, who is claiming libel as a result of posters making comments about him and his private life. The courts can order your name to be published, and do, and they also then open up the opportunity for someone to take action against you. For some strange reason we seem to have a hard time explaining to you that we are trying our best to protect ourselves as well as allowing you to make comments.

When you look at how the Hart Highway has developed over the years, why not add more of the same?! All the way from the Mohawk to the Turbo on the Hart Hwy. has houses, trailers, light industrial. So glad all the city councils were paying attention to the development up here :P

I hope that the industrial properties that are built on these sand hills will have to be paved, and that companies can’t buy their way out of that. The payment will reduce the amount of dust in the area, I hope.

When there is already plans for industrial properties in Salmon Valley,(on the city website) why are they are they putting Light Industrial ten minutes from the downtown area. Are they going to upgrade the water and sewage for this development. I thought they wanted more residential in the bowl area?
