Making Way for Legion Medical

Prince George, B.C. – There  is a major plan underway for the property that used to house the Royal Canadian Legion on 7th Avenue.
 
Prince George City Council has granted first three readings to a rezoning application that would clear the way for the sale of the property that lies between  the east end of the former Legion property and the Civic Plaza Boulevard.
 
That piece of property had been leased to the Legion for use as a parking lot. The property is currently zoned as P3, Major Institutional, and the rezoning will make it C1-Downtown. 
 
The new owners would like to buy that piece of land, to allow for renovation and expansion of the existing building. The owners have already been granted a permit for $375 thousand dollars worth of renovations to the building.
 
Once renovated and expanded, the building will become the “Legion Medical” building.
 
Legion Branch 43 moved out of that building earlier this year, and has  relocated to 1116- 6th Avenue.

Maybe they are hoping they will be able to sell the air space above the parking lot to city hall….

Legion Medical?” If it is the same theme as the Phoenix Medical I sure hope, if they have an onsite lab, it will be bigger than the postage stamp sized once at the Phoenix. One would think that any “medical” improvement in this ‘burg would be another “bus station”.

Yes, it is supposed to be a “medical” building, but has become a lawyer building and is half empty on the ground floor. In other words, it is an office building. It can go to 4 or so floors. It looks to me like they have a long way to go to become what they wanted it to become when they bought it.

The proposed medical building across the street might have a tenant. Perhaps some more Northern Health offices, or even the First Nations health centre talked about a few years ago.

I wonder if it actually will be called Legion Health Centre. To me that implies it is connected to providing health services for members of the Legion.

The interesting thing is that that side of the street is outside of the downtown parking area for which the City provides parking in return for payment by land owners.

So, will the parking lot be sued for parking or will it be used to expand the building. If the latter, then how will parking be provided for a larger building? That whole area is already underserviced for parking at peak periods.

Gus, they will make another variance and make the stall smaller to get the number spaces. After a precedence has been set.

BCRacer – I believe it is Heather Saldler in that building.

Problem is when it was bought etc. The application to city hall was also for a walk-in clinic which has not happened and probably will not happen!

Do we need more medical offices? There seem to be many empty ones here already. We do not have enough doctors. Who will occupy these offices? Why zone this for something to sit half empty, like the one across the street?

Heres a crazy idea – let the new owners worry about whether they have tenants or not and be happy that someone is paying property tax on it and buying permits to renovate it ;)

I noticed walking by the $900.000.00 air space accross the street that there is a torch on roof applied to entire area .Could it be possible that the developer is building down wards to avoid scrutiny from ” Joe Public ” Just Kidding , must have water leaks to parking below

Wonder who is paying for the roofing. That parking slab should have been built as a roof capable of shedding water as with any top floor of a parkade. No big deal. Assume the City is paying for that.

Good thinking ….. but, we are also dealing with a zoning change which means the opinions of the neighbours as well as general public come into play.

I know, it is a strange concept to some …. especially in this community. ;-)
