Ground Cleared, Hotel Announcement To Come

Prince George, B.C. – Plans for a new $40 million condo and hotel complex across from the present RCMP building are moving ahead, with a big announcement expected next week.

 

The plans, originally unveiled in April 2012, call for a 12-storey building which will include 151 hotel rooms, 34 condos, a restaurant/lounge, meeting space and retail space. The development is to be situated between 10th and 9th Avenues on the property that formerly held the RCMP parking lot, and on the other side of 10th Avenue between that street and Patricia Boulevard.

 

Heavy equipment moved onto the property back at the beginning of the week and the parking area quickly vanished from the one side of the street while the grass and weeds vanished from the other.

 

Developer Rod Mcleod says “I can’t say much about it until next week. We have to determine a day with our (hotel) brand, with the mayor and all the rest of it so we haven’t got anything set yet. We’ve got to get all our ducks in a row to announce it properly so that will be occurring next week.”

At least there is progress on this downtown development.

I wonder if the folks behind this project are familiar with the numbers in the lastest credit market summary data table released by Statistics Canada?

The total debt outstanding in Canada at the end of June 2013 (bottom line of the data table) was $5.408 Trillion. From the end of June 2012 to the end of June 2013 the total debt outstanding in Canada increased by $306 Billion. For that 365 day period the total debt outstanding in Canada increased at a rate of $838 Million per day.

I just reread my post. I looked up the definition of the word behind and it was not what I expected. Please replace the word “behind” in my post with the words “looking at”. My apologies to all for this error.

Nice to see that they have started. Too bad it is so close to winter. Late start, not so smart, it takes longer to build things in cold weather and there are costs associated with that which would not occur if started in late winter/early spring.

For all we know, they may not be starting until spring, although they will miss a couple of weeks of full rooms during the games. In the big scheme of things, that is not that much of a deal, I think.

They would not have gone out to tender yet, otherwise we would have known about it for some time. I also think they would not have had any detail drawings because they did not have info required from the hotel tenant. They sure did not have any info on suite layouts, etc, to promote the condo sales. ….. in fact, they had nothing to promote anything other than a couple of promo exterior views. That is not how one sells condos.

Good to hear they are moving ahead with this development unlike others who get the green light on zoning and permits from the City, remove all the trees then leave the lot sitting empty for 2,3,4 Years before they produce the original promised development i.e. Tyner Blvd, O’Grady and I’m sure there are more.

This will be another bust.

Why care about building costs in the winter?? We aren’t building this one and our taxes will not pay for it.

Lets leave the logic of timing and details for sales to those who actually have money in this project .It’s a nice vote of confidence in the recovery in Prince George so lets leave it at that

Why should we not comment? Takes all the fun out of it.

There is activity and the info update announcement is after the activity has started.

Lulls like that cause people to comment. Simple as that. Then there will be a new period to comment after the new announcements are made.

The next interesting announcement will be what the City will do with the empty RCMP station. Maybe they know and the Mayor will give us an update on that.

Will be great to see the change to the downtown skyline. Its to bad the city doesn’t remove the trees across the highway from Pine Center… I think it would be one of the best views of the city and even more so than the view from University Way.

The odd thing I find about this project is that they picked the lowest possible piece of land in the downtown as far as the ground water flood plain goes. They must have got the land for dirt cheep. It will be interesting to see how they go about the foundation and ground level considering future flood potential.

I think the building would have more impact on the skyline if its was at 6th and Victoria, but in keeping with a hospitality area of town I think it builds on that where it is.

A significant private sector investment into the downtown core of PG. Sounds like a good news PG story to me!
