Proposed Blackburn Subdivision Public Hearing Tonight

Prince George, B.C.- City Council will hold a public hearing this evening to examine a proposed subdivision on the southern end of Blackburn Road.
The proposal calls for a change to the Official Community Plan as well as zoning changes to clear the way for an 85 lot subdivision with each lot being .4 of a hectare in size (.988 of an acre) .
Staff had advised Council before to reject the proposal, but Council unanimously supported 1st and 2nd reading in order to bring the matter to a public hearing.
Staff now advise that if Council’s wish is to approve the project, that a phased approach be adopted, meaning sewer and water service would be added at a later date.
The public hearing is to start at 7:00 p.m.

We all know what ‘water and sewer at a later date’ means. 20 years from now the city will decide to bring in city water and sewer, and the homeowners will be on the hook for $25,000 each. Why doesn’t the developer cover the cost of it now?
Well we will see if they have friends on city council the OCP means nothing Just change it The Green team keeps proving they do what they want
what is the point of a community plan if instead of being used to guide development, it just gets changed when its inconvenient for a developer
And what happened to staying away from sprawl? This is another subdivision that will require snow removal and garbage service. Last year I think we saw a plow 2 or 3 times, and I could barely make it down my street in my truck without scraping the bottom. Yet another subdivision to drain the scarce resources and services we have now!
Yep , just what we need . Another subdivision in a country setting . Just a matter of time before developers start pushing out the land owners and developing more subdivisions. Before we know it , Blackburn will be its own city like the lower mainland . I remember a time when Cranbrook hill was never going to be developed . I left the lower mainland 20 some years ago to get away from it , but I guess you really can’t stop it.
On the other hand 85 more homeowners in the area would increase the tax base to help pay for the snow plowing and other services. A selling feature of this area is the clean non-bowl air. Usually the only odor wafting up there is luscious green tomato plants-even in the winter!
Where is the meeting? Who is the contractor? Is there a map of the land in question?
Council, please ensure the development is paying the full cost of adding a fully serviced and functional development…not installing services later so the rest of us pay for it. There are many customers out there for larger parcels but they want City services and will pay for it. Our taxes would be much better spent supporting developers who want to revitalize the older neighborhoods rather than gouging them when they try to.

I can’t count the amount of times I came from the east and started smelling pulp mill long before Pineview/Blackburn area. Anyone who says the stink doesn’t get out into Blackburn needs their nose checked.
“Huh” If you don’t like industry, move out of PG! We don’t need people like you whining about it anyway. Industry allowed me to have a house, a vehicle and provide for my family.that’s the major draw to PG we can live like kings and have homes that people in other areas of Canada would only dream of having. I’m proud of industry in PG!

Not the case anymore IMHO. PG real estate is no better than any other similar sized city in Canada. In fact, it may be less affordable, even when compared to much larger cities with more services and a cleaner environment.
No water and sewer until a later date will kill the project. You need at least 5 acres for a lagoon as septic fields don’t work in clay. That is all clay up there!
