Prince George, B.C.-  January 2015  was the best January in three years for  building permits in Prince George.Single family dwellings led the  way as January saw 16 permits issued for single family dwellings  with a total value of $3,833,205.   In the same month last year, there were no  such permits issued, and just two   with a combined value of $410,853  issued in 2013.

January also  saw  9 permits  valued at $2.7 million for commercial  renovations, while  renos valued at $2.5 million were  on the books for one multi-family complex.

In all, January 2015 saw  34 permits issued with a total value of $9,706,794.  That’s  nearly three  times the value of permits issued in the same month in 2013 ($3.5 million) ad more than triple the  value  of permits  in January of 2014 ($2.9 million).

Buyer beware there are some poor quality homes out there. I was working near a couple going up in colege heights. At one i watched a crew pour the concrete garage floor, no compacting had been done, no gravel for a base and no rebar.

At another i met a fellow investigating the house under construction as his house was having major problems and was being built by the same builder. The new house had the center support for the second floor ready to have concrete poured around it with no steel riser, all wood with a little plastic and some green wood preservative painted on it.

Spot on plan 10…….Just cause it looks nice and costs alot….doesn’t mean that the foundation and structure is stable. Watch who’s building.

What builder was it?

Yeah, walked thru quiet few new builds. Posts and walls being built right on the concrete using white wood, and no foam. Seriously, how much are you saving. A lousy $200 for the whole house.

Should be a pressure treated bottom plate or painted on cca preservative. With sill gasket or spray foam underneath

I think we all know who it is, notoriously under builds houses.

I’m going to guess it was the same people who were taking the insulation out after it passed inspection

I was walking through some of the new houses going up.. Huge cracks already in the concrete floors in the basement..the realtor said that’s not unusual..lol. What a croc.. Find out who built the home and do some research on the builder.. It’s a huge investment to “hope” it was built right. We have a few construction companies in town I wouldn’t let buy me a 2×4 let alone build a house… Also the less than respectful builders have changed their name a time or two as well.

Probably one of those east Indian builders.

Does the inspection department pick up on any of the defects?

It’s probably the same people who prepare the foundation to pour concrete, have the rebar in place, call for an inspection, then after the inspector leaves, pulls the rebar out and moves it to the next house. Makes me sick to my stomach that this is still happening.

The house inspectors in this town are useless as well. My last house… come the first winter I couldn’t open the back door to the house, bathroom door upstairs wouldn’t close, and all the doorways shifted from the snow load and none would close properly.

They didn’t put proper header boards in with the 2×4 ending at the door jam on some doorways, the roof had a splintered truss, and being on a hill the house had shifted so that when I lifted up the flooring I found cracks that ran the full length of the house in the foundation… it was as if the front of the house was sliding away in slow motion. Then with the roof again, when the new roofing shingles were put on the contractor cut short the tar paper from the edge so that the rain would curl back and rot inside the eves drop around the perimeter and near spring cause it to leak.

A house can look great on a walk through, but so much is hidden from view almost buyer be ware. I wouldn’t buy any of the houses built in this town after 1980 unless built by the actual home owner.

My next house I will save the trouble and build my own.
