New Neighbourhood Planned for the Hart

Prince George, B.C. - You are invited to talk about the newest neighbourhood planned for Prince George.
 
Glenview Crescents neighbourhood is located east of the intersection of Knight Crescent and Chestnut Drive off East Austin Road in the Hart.
 
The neighbourhood would cover 63 hectares. Nearly 30%  of this neighbourhood plan is designated as greenbelt and open space. 6% has been set aside for parks with about 2.5 km of off-road trails connecting the parks, greenspace and surrounding neighbourhoods.
 
The development  allows for  374 single family dwellings and 123 multiple family homes.  The planners expect the area  would eventually have a population of  about 1,505.
 
The open house to view the plans and talk with the designers is set for this evening at the Eagles Hall on Dagg road. It will run from 7 -9 p.m.

Right now its a problem selling homes in PG.
Real estate is way down and there's no sign of it going up for a long time.

I live near Glenview heights and there's at least 30 to 40 empty lots still here,somebody is rushing into things I would say.

Smart growth on the ground for downtown is not going to work councillors if you keep on getting your fix from the same olde drugs!!!!!!!

How long is it going to take to learn that lesson?????
Somebody's got a lot of guts to do this in light of how poorly the Tyner Blvd development is doing. There's a ton of lots for sale there, I'm not sure who's going to be buying these new lots on the Hart.
A bunch of local homebuilders are doing it....a bit too late I would say.
I have to wonder what the heck is going on...is something in the works in PG that no is privvy to? Why all these new subdivisions...?
Risky, I wouldn't do that with my money. Not up in the Hart, unless your selling it for $30k less than College Heights.
You are asking good questions robichal... yes, there is something in the works in PG that a few are privy to... these new subdivisions are being prepared for the "rush"...

Never too late to be first...

These will sell for less than CH... about $12 (twelve dollars) less... demand will drive the prices... prices are relative.

Smart growth is just a diversion Owl... doesn't really hold water as a viable concept... too much greed to make it work properly.

I agree with you on the smart growth thing RRrabbitt ..... nothing that will work here in the near future.

Vancouver did it "successfully" with their planner of the day, Spaxman (1973-1989), several decades ago. That has resulted in one of the densest downtowns in North America merely by restricting automobile transportation access and approving developments based on merit rather than on universal zoning and keeping politicians out of the project approval process.

In every day meaning, that meant that Council was not micro managing as they do in most cities, including PG.

Don't know if people like the result, but what has been built is virtually what he planned to be built.

Most people I know prefer the Hart because of the clean air up there... the cleanest in town.

That said I do not support the location of this development, because the green space that it would remove is what makes that community such a great place to live, and I also don't think they can do it without doing serious damage to the McMillan creek headwaters in the area.
