With its wide frontage and charming Arts-and-Crafts exterior, this three-bedroom-plus-den family home is equally suitable for a large city lot or a spread in the country.
The inviting raised entrance offers the opportunity to bring the landscaping right up to the front door. Decorative double doors lead to a central open foyer with a view through to the living room and dining room at the rear. Sloping ceilings offer design interest, and light floods through a skylight on the roof ridge.
The living room and dining room share a comfortably spacious area, ideal for both casual family times and formal entertaining.
In the living room, a half-wall overlooks the stairs to the lower level, and picturesque windows on either side of the fireplace open up the view to the back garden. The dining room boasts a convenient buffet and french doors that open to a large sundeck, with steps down to the back garden.
A pocket door provides access from the dining room to the expansive kitchen and breakfast room. This large, informal area offers a practical and congenial space for day-to-day living, and the ample kitchen has room enough to encourage more than one cook to help with family meals.
In the family room, a fireplace and entertainment wall will provide the focus for many enjoyable evenings. French doors open to the sundeck, large enough for a barbecue, where the family can enjoy outdoor meals in the summertime.
A powder room and laundry room are located behind the kitchen. The double garage offers convenient access to the house, via the laundry room—where outdoor clothing can be stored—and through to the kitchen.
An optional bonus room above the garage would be ideal as a private guest-room, a games room or a studio, as desired. Lit by dormer windows, it has the added convenience of an adjoining powder room.
The main-floor master suite is self-contained, with its own private balcony, five-piece ensuite with bayed window, his-and-hers closets and a linen cupboard. The second and third bedrooms, one with an attractive window seat, share a three-piece bathroom.
A study off the foyer completes the main-floor layout. The window seat provides a comfortable place to curl up with a book. Alternatively, the study's location just off the front door makes it ideally situated for use as a home office.
The exterior displays an abundance of design flair, with stained-glass accents, picture-window mouldings, brick with corner quoins and horizontal siding.
The single-entry double garage enjoys plenty of natural light from windows that maintain the style of the residence. An unfinished basement is included with the plans. Exterior walls feature 2 x 6 construction.
The house is 60 feet, 8 inches wide and 54 feet, 10 inches deep with 2,251 square feet of living space.
