Single Housing Starts Down in November

Prince George, B.C.- Single family housing starts in Prince George for November  were down 35.7% compared to the same month last year, but multiple starts were up, resulting in an overall positive mark for November.
 
Last month there were 9 single family homes started, compared to 14 in November of ’09.  There were 8 multiple family units started last month compared to just 2 in the same month a year ago.
 
Year to date numbers are positive for both types of housing, with 149 single family homes started so far this year, compared to 107 starts for the same period last year, and there were 62 multiple starts from January to November compared to 32 in 2009.
 
Throughout urban B.C. ( communities with populations of 10 thousand or more), the overall change for the first eleven months of the year is 73.8%, while the November starts are up 8.3%.
 
Nationally, the seasonally adjusted annual rate of total housing starts grew to 187,200 units in November. In British Columbia, November's seasonally adjusted rate of urban housing starts moved lower to 18,900 units, from 24,000 units in October, mainly due to moderation in multiple family housing starts in November.

Hmmm so less single family and more multiple dwellings...= means more people will not buy but they will rent.
multiple dwellings include condos.

One more month to go - December - which is a low start month.

With that we have a 39% increase in singles for a total of 149 and a 94% total of 211 units at 52% increase.

And the headline reads single housing starts down for November.

Urban BC was up by 8.3% in November. We are at 6.3%

The real story is this, in my opinion.

We are at 51.8% increase over the 11 months. Kamloops is at 51.8% increase over the same period.

We built 211 units. Kamloops built 604 units. Yet, the cities are close to the same size. At this rate, not for much longer if t

At this rate not for much longer if the number of people increases at a rate similar to the increasee in the number of housing units.
Condos include those which are an investment and are rented out, as do houses.
It's just a result of the socialists trying to get rid of the middle class. Nothing to worry about.
