Neighbourhood Plan Up for Discussion

 The plan for a new  neighbourhood  next to the University of Northern B.C. will be  up for  discussion and input at a public open house set for later this month.

The draft plan for University Heights, provides details on the proposed neighbourhood which encompasses 674 hectares.  The property in question has a variety of natural features including  steep escarpments, rolling hills, the headwaters of Parkridge Creek and forested areas.  There are also existing trail networks to be considered.

The plan that is being put forth presents mixed land use,  including 

  • eleven neighbourhood parks, 
  • two District parks, 
  • a variety of residential densities,
  • development of trails to  connect with  UNBC, the Cranbrook Hill Greenway and Ginter’s Field,
  • greenways to  protect environmentally sensitive areas ,
  • connections to the existing bicycle network and
  • a "pedestrian friendly environment" that links with surrounding neighbourhoods.

The open house is set for  the 18th of this month from 7-9p.m. at the Civic Centre.  Then, after reviewing all the public comments  gathered from that session, the draft plan will be submitted to Prince George City Council for review.  There will be a second open house in February or March of next year to gather public comments before a final plan is put before City Council for consideration.

"headwaters of Parkridge Creek". That sure sounds more ecological than "that slough behind the Shell station on Highway 16 West". Parkridge Creek is kind of an embarrassment. Culvert pipes notwithstanding. Find it. Follow it. Make up your own mind.
Harbinger, if you have followed it you will find at the end of Domano a very nice little spot in the trees where someone has brought in crushed rock and made a great spot for washing the dog. Beautifull little spot IMO.

As for University Heights I think it should be a no go if it does not have a plan to preserve the viewpoints along Cranbrook Hill for public access. Furthermore I see the hill bank as PG's number 1 asset and would not like to see it monopolized by land owners like every other nice spot in PG. I think the plan should include for high density high end residential for the city folk who want to live in a country surrounding with the buildings growing progressively higher the further away from the bank they get. It would be iconic with a spectacular view for everyone in the condo's as well as from the bowl looking up.

Part of the high density residential should be reserved for student housing so students are an easy sell on PG and leave this community with a very positive perspective of life in PG.

Part of the problem in PG is the housing developers only see money in 3000 square foot residential homes and no value in community planning.

I think this project will be critical to have more community planning and less developer planning.
Oh my, my, more money for the city, this won't be discussed long!

Who is developing this plan? Is it the City or another private developer.
