Two More Subdivision Plans Approved

Prince George City Council has approved plans for two more subdivisions following two public hearings.
The first plan calls for 26 single family homes on a parcel of property on Sturgeon Road, east of North Meadows subdivision. (see photo at left)
The property has some steep slopes which staff advise should be protected, and that geo-technical studies should be done. The only other concern raised by Development Services staff is that there is no storm sewer in the area "which must be addressed prior to development".
The second subdivision approved, calls for 85 townhomes on Peden Hill between Highway 16 west, and Cowart Road.( see diagram at right)
It too has steep slopes, and staff advised that final reading be withheld pending results of a geo-technical report that includes recommendations regarding slope stability drainage, setback zone, and no disturb areas.
The 4.46 hectare piece of property would see increased traffic on Cowart Road, but the applicant has conducted a traffic analysis which concludes "access to Cowart should operate at an acceptable level of service."
Speaking for the applicant, L & M Engneering's Heather Oland says the development satisfies the City's desire to increase urban density and make use of existing services. It has a considerable amount of greenspace, existing trails and transit services. Initial geo-technical studies show the site is suitable for residential development , the final report will be delivered to City staff this week.
As for the traffic, L&M's Traffic Analyst Terry Felstrom says their study indicates there would be 42 vehicles per hour during the morning "rush" and 58 vehicles per hour during the afternoon "rush". He says once the Fraser River Bench Lands subdivision is complete there would need to be some alternate access.
Council has also approved the rezoning of two lots on 10th Avenue for the construction of two "arts and crafts" style homes. One resident advised Council that the applicant is putting the cart before the horse. He says foundations are already being poured at the site, Development Services Dan Milburn says he will have the Chief Building Inspector attend the site Tuesday.
