Prince George, B.C. – Construction is expected to start this spring on  three lots at the corner of Westwood and Ferry to build  a four storey apartment block,  two 6 unit town homes and one ten unit  town home complex.  In all, there will be 56 new living units.

Prince George City Council cleared the way for the project this evening by granting a development permit variance to allow for a four storey building, and to rezone the three lots to allow for multi family residential.

The  applicant says there will be more than enough parking with an underground parking  lot for the apartment  block a garage and  18 foot  driveway for each  townhouse.  In addition, there will be  56 trees planted on the site.

The development is near a 3 storey apartment block and some single family homes.   With that in mind, the applicant carried out some studies on the impact of shade created by a  4 storey high building.  According to the study, the worst shade will be in the morning of December 22nd between 9 a.m. and noon and will have the most impact on the "Gables" three storey apartment building. Any shadowing at other times of the year would be minimal.

Councilors support the plan as it is infill,  is already serviced  with transit and  there is a school nearby.

DUH!!!!! ... the Winter Solstice when the sun is lowest on the horizon in the Northern Hemisphere ..... who would have thought ......

Actually it varies from December 20 to December 23.

Hopefully they did not pay too much for that "study".

Good one Hindsight ... you got that right!! LOL ... imaginative residential developments are hard to come by in this city.
Other developments were supposed to have gone ahead according to the developers of the respective developments. Hopefully, this developer goes by his word. Would be nice to see more multi family homes built in Prince George.
Rental or for sale? And if it is rental, I do not see the incentive to building these units. Based on the present shortage/demand for these units.
Hope they screen their tenants. The last thing we need is another grow-op.
