Council Approves 3rd Reading for Neighbourhood Plan

Prince George, B.C. – The way has been cleared for yet another new neighbourhood.  The Lyon Cascades  neighbourhood in College Heights will  add nearly  700 new housing units  to the City.  The only hitch to the plan is the call for a traffic impact study which much be completed before final reading is  granted. 

That  study is already being developed and five intersections have been put under the microscope including, Domano and St. Lawrence which the  study indicates will need a  traffic light in a few years and there will need to be a  four way stop at the intersection of Southridge and  St. Lawrence.

 The study  has been put together  with the assumption the Ospika extension across highway 16 west  doesn't happen within the next 15 years. 

Located at the west end of St. Lawrence Avenue, the  plan  calls for a development that will  have urban residential, suburban residential, multiple residential, parks and recreation, and greenbelt areas and will require the closure of five undeveloped road right of ways.

The neighbourhood is bisected by a greenbelt.  Over 30% of the property will be park or greenway.

The neighbourhood would have  approximately 355 single family units and 336 multiple family dwelling units. The residential development will include the provision of two neighbourhood parks, a long natural greenspace feature running east-west adjacent to the existing watercourse and the development of a rustic trail system. 

The proposed development will see the extension of Eastview Street, Vista Ridge Drive,  Southridge Avenue, St. Patrick Avenue, Ospika Boulevard and ultimately Glen Lyon Way.

All these potential residences. Along with all the other unfilled subdivisions, where are the people gonna come from to buy them and live in them? What kinda jobs are they gonna have to work at to pay for them? Be specific. No guessing or supposing. Even though these are a bunch of hypothetical questions , no hypothetical answers will be permitted.

No brainer Harbie - they'll work for the City doing studies on how to in-fill existing subdivisions.
And we can pay them! Why didn't I think of that? And in their spare time, after the subdivisions have every tree and shrub removed, they can dream up tree names fer the streets. It all fits together now!
Look on the bright side, if we keep going the way we are, supply and demand should dictate that building lots should be allot cheaper in the near future :)

As an aside, is it just me or is the town fairly busy for a City that is apparently getting "killed" right now with the forestry downturn? Traffic seems to be constant, the parking lots are busy and the restaurants are pretty full everytime I go out. I don't think I've ever seen so many lineups waiting to get into a restaurant in PG as I have in the last 6 months. What gives?
CN is hiring, pulp mills are hiring, even trucking companies are hiring. More people are retiring and there are not enough people to fill the positions. Add in 200 jobs at the new Sandman, 75 at 4 points, 150 at new seniors complex. Lots of jobs= Lots of optimism
200 jobs at Sandman. How many actually full time ? How many actually paying a living wage ?

4 Points is already operational so no gains there.

CN and Pulp Mills are in shut down mode. Lots of workers available at present for them.

The only hold out is the seniors complex, so hopefully there is actually full time positions there.
The downturn in the forestry is temporary.
The US economy will return, The mills will be looking for trees to cut down. Forget about that pine. Never liked pine, couldn't split it with an axe, but drive a nail into a pine 2x4 and it will split. Never liked the wood any way.

Beside, forestry is more than just cutting down the trees. Its also about planting them and making it grow. We as a province have to reinvestment into the future.

I'm not sure you folks realize how this forum seems to work . I figured from all the months I've been reading, you have to write about "doom and gloom " and how everything is goin' down the shitter . C'mon take off those rose coloured glasses. We're going nowhere and never will. Anyone in their right mind knows it only makes sense to do nothing 'cause fer gawd's sake, my taxes might go up.
Wait for the prices to bottom out in a couple years, buy a second house cheap, wait til the next boom and sell. cha ching
