2012 Real Estate Sales Stable Says Northern Board

Prince George, B.C. – When it comes to real estate, 2012 was “stable” throughout the Northern Real Estate Board’s communities.
BCNREB President Joni Brown says 2012 “Was a largely uneventful year for BC Northern overall. There have been minor fluctuations in average prices, dollar volumes and number of units sold; showing that the market is fairly stable. Although inventory has dropped in some areas, activity remains moderate.”
The BC Northern Real Estate Board predicts 2013 will continue to present stable market conditions.
Here are the details by region:
Fraser Fort George Region
In the City of Prince George, 1244 properties worth $293.8 million sold in 2012, compared with 1197 properties worth $272.1 million in 2011. At year end there were 620 properties of all types available through MLS® compared to 527 properties at the end of 2011.
In the area west of the by-pass, half of the 261 single family homes sold in 2012, sold for less than $228,500. As well, 19 apartment units and 33 townhomes changed hands in 2012. As of December 31st there 58 single family homes listed through MLS® in this area of the City, compared to 49 at the same time last year.
East of the by-pass 10 apartment units, 6 half duplexes, and 16 townhomes sold in 2012. The 162 single family homes sold had a median value of $180,000. At the end of December there were 36 single family homes available for sale through MLS® in this area compared with 57 at the end of 2012.
In the northern part of the city, commonly referred to as “the Hart”, 37 homes on acreage, 13 manufactured homes in parks and a further 36 manufactured homes on land sold in 2012. Of the 169 single family homes sold, half sold for less than $266,000. As of December 31st there 38 single family homes available through MLS® in this area of the City compared with 50 at the end of 2011.
In the southwest sector 11 half duplexes, 13 townhomes, 14 homes on acreage and 12 manufactured homes in parks and a further 9 manufactured homes on land sold in 2012. Half of the 240 single family homes sold in 2012 sold for less than $310,000. At year end there were 55 single family homes available for sale through MLS® in the southwest sector, compared with 69 at the end of 2011.
In the Mackenzie area 116 properties worth $15.2 million were reported sold in 2012, compared with 2011’s 108 properties worth $11.8 million. The median value of the 92 single family homes that sold in 2012 was $134,000. At year end there were 34 properties of all types available through MLS® in the Mackenzie area, down from 59 properties at the same time in 2011.
Cariboo Region
In the 100 Mile House area, 291 properties worth $58.5 million sold this year through MLS®, compared with 291 properties worth $55 million in 2011. The 91 single family homes that sold in 2012 had a median value (half sold for less) of $218,000. In addition, 72 parcels of vacant land, 65 homes on acreage, 24 manufactured homes on land, 9 manufactured homes in a park, and 21 recreational properties changed hands in 2012. At the end December there were 525 properties of all types available for sale through MLS® in the 100 Mile House area, down slightly from 541 properties at the end of 2011.
Williams Lake: 315 sales worth $68 million were reported through MLS® in 2012, down from 324 sales worth $65.5 million the previous year. Half of the 126 single family homes sold in 2012 sold for less than $235,000. 20 parcels of vacant land, 80 homes on acreage, 14 townhomes, 27 manufactured homes in parks and 32 manufactured homes on land were also sold in 2012. At the end of December there were 352 properties of all types available through MLS® in the Williams Lake area, up from 342 properties at the same time last year.
Quesnel: 295 properties changed hands in the area in 2012 through MLS®, up from 248 that were sold in 2011. The value of these properties was $51.9 million ($42 million in 2011). The median value of the 124 single family homes sold in 2012 was $199,000. In addition, 43 parcels of vacant land, 58 homes on acreage, 23 manufactured homes in parks and a further 30 on land were reported sold in 2012. At year end there were 233 properties of all types available for purchase through MLS® in the Quesnel area, up from 215 properties at the end of 2011.
Northwest Region
In Prince Rupert 160 properties worth $26.8 million changed hands in 2012 compared with 116 properties worth $19.3 million in 2011. Half of the 127 single family homes sold in 2012 sold for less than $175,000. In addition 10 parcels of vacant land and 5 half duplexes sold in 2012. At year end there were 214 properties of all types available through MLS® in the Prince Rupert area, down from the same time last year.
The 318 properties that sold in the Terrace area in 2012 were worth $65.9 million compared with 2011’s 267 properties worth $50 million. Of the 190 single family homes that changed hands, half sold for less than $210,000. In addition, 27 parcels of vacant land, 30 homes on acreage, 25 manufactured homes in parks and a further 11 on land sold in 2012. As of December 31st there were 157 properties of all types available through MLS® in the Terrace area, down from the 188 properties available at December 31st, 2011.
In the Kitimat area, 239 properties worth $41.3 million changed hands 2012 compared to the 214 properties worth $29.8 million that sold in 2011. The median value of the 133 single family homes sold in 2012 was $163,000. In addition 51 half duplexes and 21 townhomes were sold. At year end there were 72 properties of all types available in the Kitimat area, compared with 59 at December 31st, 2011.
Bulkley Nechako Region
52 properties worth $7.5 million changed hands in the Houston area in 2012, compared to 48 properties worth $7.9 million sold in 2011. The median value of the 31 single family homes sold was $135,000. As of December 31st there were 49 properties of all types available in the Houston area, compared with 45 properties at the end of 2011.
REALTORS® reported 235 sales worth $59.1 million in the Smithers area in 2012, compared to 256 sales worth $52.8 million in 2011. The median value of the 122 single family homes that sold in 2012 was $255,000. 32 parcels of vacant land, 53 homes on acreage, 8 manufactured homes in parks and a further 13 on land also changed hands in 2012. At year end there 176 properties of all types available through MLS® in the Smithers area, compared with 187 a year ago.
In Burns Lake 65 properties with a value of $8 million sold in 2012 compared with 75 worth $8.5 million in 2011. Half of the 34 single family homes that sold, sold for less than $122,000. 8 parcels of vacant land, 12 homes on acreage and 4 manufactured homes on land also changed hands in 2012. As of December 31st there were 118 properties of all types available through MLS® in the Burns Lake area compared 116 at the end of 2011.
The 122 properties sold in Vanderhoof in 2012 were worth $21.2 million, compared with 2011’s 97 properties worth $18.4 million. Of the 58 single family homes that sold in 2012, half sold for less than $183,500. In addition, 23 parcels of vacant land, 24 homes on acreage, 6 manufactured homes in parks and a further 4 manufactured homes on land changed hands in 2012. As of December 31st there were 105 properties of all types available through MLS® in the Vanderhoof area, compared with 114 properties a year ago.
In Fort St. James 37 properties worth $8.2 million sold in 2012, compared to 44 properties worth $7.2 million in 2011. At year end there were 73 properties of all types available through MLS® in the Fort St. James area, compared to 45 at the same time last year.
Northern Region
In Fort St. John 825 properties with a value of $264.2 million sold in 2012, up from 773 properties worth $223.3 million that sold in 2011. Of the 357 single family homes sold in 2012, half sold for less than $353,000. In addition, 114 parcels of vacant land, 78 half duplexes, 65 homes on acreage, 45 manufactured homes in parks and a further 88 on land sold in 2012. At the end of December there were 306 properties of all types available through MLS® in the Fort St. John area, up slightly from the 298 properties at the end of 2011.
The 101 properties sold in the Fort Nelson area through MLS® in 2012 were worth $29.2 million, down from 2011’s 132 properties worth $33.6 million. Half of the 40 single family homes sold in 2012, sold for less than $309,000. 13 parcels of vacant land, 13 manufactured homes in parks and an additional 15 manufactured homes on land also sold in 2012. As of December 31st there were 70 properties of all types available through MLS® in the Fort Nelson area, up from the 59 properties on December 31st, 2011.
