Prince George, BC. – The rezoning application for 108.2 hectares of land within the BCR site in Prince George has been approved, but Council has asked for a restrictive covenant to be placed on the site.
While the Ministry of Environment expressed no concerns with the air emissions of the existing development in this area, the approval would permit minor expansion of heavy industrial uses.

Because of the sensitivity of the Prince George Airshed, the Ministry and the City’s planning department believe an air emissions study would be important before approving future development in the area.
There is also a concern expressed by the Ministry of Transportation which believes an update to the BCR Inland Container Port Traffic Impact Study is warranted to assess the increased traffic volumes and any potential impacts to the relevant and immediate intersections as a result from an expansion of uses.
With those concerns in mind, a restrictive covenant has been put in place which will hold back development until those two reports have been completed.
The Mayor wrapped it up with "Way to go, we might see some more development on transportation and logistics in that area, this plan has been a long time in the making."

Council is certainly not in any rush to see industry build anything without lots of studies. Maybe that is one good reason why Canfor would not bother with a plywood plant in the BCR anymore.
Anything industry that involves secondary or engineered wood products is going to get no support. All those jobs are "stinky".
