Building Boom Continues in Region

Regional District of Fraser Fort George is  reporting high  numbers for building permits.

As of the end of October, the year to date  numbers of building permits issued hit  392.  That is 108 more than the number issued during the same period last year.  

The value of the  permits topped $14 million, which is  $2 million more than collected this time last year.

Is it really a "boom" or just a fill in type of activity for all the lost years Prince George experienced.
It would be nice to see empty spaces fill up rather than building more to possibly empty.
Give us the facts as to just what is being constructed to account for the 14 million. If the hospital alone is responsible for at least 12 million, and a couple other projects could take care of the other 2 million-then I would hardly call it a "boom."
If the public is not given the actual facts, it is impossible for anyone to do a judgement call.

I too question The Boom Theory for PG. I know attitudes have changed. I know many people are much more optimistic over this past year compared to the previous nine years.

The true measuring stick is to call the Moving Companies and ask them if there are more people moving back to PG or more moving away. Now, this would be a very accurate guage to measure true growth by.

Real Estate prices are going up for the past two years because of a number of out of town purchasers who began buying up properties.

As the buying increased, the headlines noted the economy improving. So, the consumers not wanting to wait for elevated prices began to get involved in the local market and up grade to nicer homes. As the demand for their homes increased, so too did the demand for finding something to move into.

Hence, the real estate buying frenzy begins to accelerate.

Better get into the market now if you don't want to be left behind. So, first time home owners are also jumping in.

Most of them can't afford to own their own homes, but the fear factor has them pressured into getting in anyway. After all, the banks said that they could qualify for a $150,000 home.

So, now a starter home is no longer a condo, 1/2 duplex or a small bungalow. It is a 3 bedroom, carport, fireplace and not renovated 30 year old home.

Wow, now that's a deal. Here we go again, being driven by pressure to buy something most can't afford.

But the interest rates are the lowest we have seen in 40 years we proclaim.

Unfortunately, when interest rates have doubled, house prices have declined, financial devastation will become a reality for far to many, and the banks will again find themselves in the real estate business owning overpriced real estate. Chester
The Hospital is in PG ... these are the figures for the regional district - Mackenzie to Valemount ..

as far as a boom ... you are most certainly bang on... these days 150 or so houses in the city is considred a boom .... the real boom occured decades ago when there was a 0 added at the end of that number ...
Sure makes it tough when you guys are "bang on" with your assessments of what constitutes a so called "boom."
We just haven't made it there yet-and it is anyones guess if we ever will again.
I would like very much to be an optimist.
I wonder why it is so difficult!!!!!!
