New Plan For Existing Golf Course Lands Nearly Ready

Prince George, B.C.- The revised plan for the Prince George Golf and Curling Club lands, will be rolled out to the public in another month or so.
This is the second plan to be presented to the residents of Prince George in just under a year. The original plan called for nearly 25% of the overall property to be set aside for an auto mall.   The company, called “Auto Canada” was interested in purchasing that property, but changed its mind.   That meant the plan would need to be revised.
The City’s Manager of Long Range Planning, Dan Milburn was heading up this project, and says the Auto Canada withdrawal wasn’t the only issue “Certainly the economic downturn has had an impact on the plan, so we have been working internally to make sure we come up with a plan for the property which has economic feasibility as well as providing a range of uses which will make this sustainable.”
The original plan called for a mix of commercial, residential, and an 18 hole par three golf course. While three different plans were presented to the public, the only differences in the plans were the densities of housing, and amounts of property set aside for commercial development.
All three plans called for the removal of the roller-dome to make way for a new hotel and the removal of the Play House Theatre to make way for the auto-mall.
Milburn says the new plan to be unveiled net month will have more than minor revisions “ The changes are significant enough to ask for public comment again.”

I can't support a PAC, but if they were to build it in a ressonable location like the proposed Auto mall location it would be a much easier sell IMO.
I bet the plan to spend millions on another City owned Par 3 are still in the revised plan. Anyone know why the City wants to own their own golf course? Reminds me of the BC Rail Syndrome where the City government doesn't understand they do not have to own a golf course for the city to survive.

Is the City bidding on a Per 3 Masters Championship tournament or bringing something to the city?

Why does it have to be the taxpayers that pay for the golf course? What is wrong with golf that no one besides the taxpayers can finance the development of a golf course?

I hope there not making room for CRYsler built cars in that auto mall,I just read that
if they don't get another $2.5 billion out of canada they are going to shut down the plants.

The damned city should not be in buiness anyway (owning and operating Pine Valley Golf) there are plenty of privately owned golf courses around PG trying to make a go of it. Ludicrous and asinine.

I'm against the city spending any money on doing anything on this land.

Sell it to a developer who will obviously do what makes money.

Be it a theme hotel, commercial enterprise (like a mall), or some other sort of venture (I'm not a developer so I have no original ideas), which would need council approval before being built, so it would be in the interest of the public.

And then the city gets the benefit of a tax paying venture, gets a chunk of money heading into a tough period (cash is king, you know), and us locals can be happy or sad about the results, but at least our taxes don't go up to pay for some grandiose plans from a city functionary.

And if no developer steps forward, due to numerous reasons we already know, then we (CoPG) don't do anything either. Wait for the next upturn in the economy when money starts flowing again.

Just to do something now, because some initial plans fell through, would be a mistake.

Why is it that the only person ever on the hook for any of these schemes and dreams is the taxpayor.Hotel? and car dealership? what a joke.The hotel being built by the golfcourse has got to be the slowest construction site I have ever seen and as far as a new car lot , well I'm thinking they should just try to keep the existing doors they have open.
Actually the City's Long Range Planning Department is doing what was decided to be the best course of action for that site. An overall plan was needed. Developers were scared off by the fact that the City had not decided on overall possible and desirable zoning parameters.

Shouldn't we be pleased by the City's effort to get public input?

As long as that ugly run-down 1940's relic on the corner gets the wrecking ball...
To clarify:
The city wants to demolish the playhouse that is maybe a decade old to make room for an automall and a motel.
then they want to spend several million to build a performing arts center.
HUH!
Ether the city planners need a psychological assessment or tell us where they are getting their drugs from cause I want some. Can we vote these imbeciles out of city hall?

They close the Pine Valley golf course so they could build, wait for it, a golf course? See second paragraph.

Here is a money saving idea for the city planners: STOP SPENDING MONEY! Instead of building stuff, sell, lease, or rent city owned and controlled properties to someone who would be on the hook instead of these grand schemes that will never pan out to the detriment of taxpayers because the government cannot run a profitable business.
The City wants to make a par 3 golf course out of the existing 18 Hole course at the PG Golf and Curling Club. This will allow them to take all the property presenlty being used by the par3 course and sell it to developers.. Because the Par 3 is presently owned by local taxpayers (and it does make money for the City) they must replace it, or run the risk of totally pissing off all the local people, mainly Seniors, Women, and Children that use this course on a regular basis.

In any event the whole process is just to steal the property from the Par3 to sell to developers. They did the same thing when they moved the Ball Fields, and they will do the same thing with the Playhouse Theatre, even though (as previously stated) the Playhouse had a major million dollar renovation less than 10 years ago.

Most of what this City and its Engineering Department, and Planning department do is to ensure the longivity of their jobs, and their departments. It will never end, because if it did a lot of them would be out of work.

We could have very easily loaned the PG Golf Course money to replace some trees, and fixed up the Par 3, and that would have been the end of it, however that would have not created any development in that area, and would not have ensured that the City and its planners will be busy for the next 10 years. All we did was relocate some business from downtown ie; The Brick, The Credit Union, etc; to this location, and left some empty buildings downtown. BIG DEAL
Oh, I forgot that city hall is in the business of make work programs for city employees. Here I thought they were supposed to be managing our city infrastructure and economic development.
A civic par 3 is not a terrible asset. It allows young people to play golf. Its no different then the highly subsidized ice time that minor hockey enjoys. It encourages getting kids out there doing things instead of sitting at home and watching TV.

And the reason the city has to do this is because all the private ice rinks are busy, or what are you saying? That privately owned golf course don't want young golfers on their golf course? Private golf course don't allow young people to play, so the city has to step in and spend millions to save the day and teach private golf courses a lesson on where the future of golf comes from?

Nope. The theatre has been there since the late 1960s. It was given a fly tower and a larger foyer plus new seats. It has been said, for that cost they could have torn the old one down and built a new one. Better still, they could have built a new one and kept the old one and donated it to TNW or a similar theatre company.
As far as I know the local Pine Valley Golf course makes money every year for the City, so there is no cost to tax payers to keep this facility running. It will also make money if it is re-located to the PG Golf and Curling Club property. The City will make huge dollars selling the property that :Pine Valley presenlty sits on, and some of that money will go for the relocation. From that stand point it is not a bad idea, however the real reason for doing all of this is to sell what used to be recreational property to developers, so that they can make big bucks. Thats what it has been about since this all started, anyone who thinks differently is just kidding themselves.,

Moving Pine Valley to the PGGCC lands is a no brainer IMHO. It will be a MUCH nicer facility, it will retain the current customer base and it will also attract new customers given the fact that it would be that much nicer than the old Pine Valley course.

Golf course aside, Palopu makes very good points. For the foreseeable future, I'm not sure how much NEW development will take place on those lands. That being said, I think it is a great parcel of land to hold for future developments and if (and this is a BIG if) the City can plan it right, it could result in a significant improvement to the City. The fact that the auto mall is off the table is one step in the right direction.

IMO we are being held back by those in a position of affecting change but not having the experience and capabilitiy of achieving the brightest and best possible.

That my be our dilemma as a City that deserves so much more and better that what we have a still are getting.
