2nd Shot at Recreational Cabin Site Meets Opposition

Prince George, B.C.- There is a saying “If at first you don’t succeed, try, try again.” Rocky Chen is living that saying.
Earlier this month, Chen's application to have a parcel of land on Wright Creek road rezoned so he could build 20 recreational cabins was turned down by the Board for the Regional District of Fraser Fort George.
Last night, Rocky Chen was at a public hearing at the Pilot Mountain Volunteer Fire Department, trying to have an 18 acre parcel on Chief Lake Road cleared for non agricultural use within the Agricultural Land Reserve to house….you guessed it, 20 recreational cabins.
Many of the two dozen residents who turned out to last night’s session had also attended the hearing in Salmon Valley “This is 180 degrees from what was told to us at the Salmon Valley meeting” said one man, he noted that while the application was the same, this time, it appeared to be scripted so the residents would hear what they wanted to hear.
The residents who live near the proposed recreation site, say they already have a problem keeping trespassers off their private property, and although Mr. Chen says his guests won’t trespass, there is nothing to prevent them from doing that.
The cabins are proposed to be 1000 square feet in size on an 18 acre parcel. That would require a community sewage system of some sort, which may not be easy to achieve on a piece of property which is said to be over saturated.
While Mr. Chen says guests would only stay a maximum of 60 days, there is no way to regulate how long a person can spend on their vacation, so residents are concerned these cabins will become a high density rental neighbourhood.
While Mr. Chen had hoped his neighbours in Salmon Valley would help develop tourism activities such as horse back riding, ATV riding or hunting and fishing, this time ‘round he told the Chief Lake road area residents them there were no plans for his guests to do any of those activities, except perhaps go fishing.
"That piece of propety is not a suitable recreation piece" said one woman. "If you want to offer recreation, buy the Bednesti Resort, Whiskers Point or Vivian Lake Resort, they're all for sale" said one man.
The comments from last night’s meeting will be taken back to the Regional District for presentation at the next meeting of the Board for a decision that would either allow, or deny the application .
