Tax Changes Over the Years

Prince George, B.C. – There will be a special meeting of Council this afternoon to give  final reading to the bylaw which will set the tax rate and the tax burden for  properties in defferent sectors in the city.
 
We thought  you might like to see just how some residential properties have fared over the past six years when it comes to assessments and municipal taxes.
 
The City uses the same 10 properties year after year to show how assessments have changed and how the tax rate will impact that property.
 
Each location has been reviewed for its status in 2004 compared to  2010.  In the chart below, A=assessed value, T=Taxes .

Interesting to see the change in the different parts of the city as some become more popular to buy into than others.

I am assuming none of the houses have had any improvements done to them over the range of the years surveyed.
The tax comparisons between Ridgeview Dr. and Rosia Rd. puzzles me. Ridgeviews assessment is less than Rosia's, what has changed in the past 6 years?
Rosia Rd. does not have sewer or water services, which I would assume makes the property less valuable.
Maybe our city is overcharging us on taxes just like Home Depot did. Could happen.

not necessarily. The value of a home is based on a number of factors. Size of lot can outweigh the sewer to some degree when it comes to market. Since the Assesments are based on selling prices over a period of time it is impossible to nail any one place down.
Neighbourhood can mean a lot or a little. In addition, it depends on the particular property on both streets. This is quiet a wide variety in both areas. If they were using averages that might give you a better perspective. But as it is, trying to figure out which home is worth more than another is not science but an art; something that no one has been able to figure out, as you already know.
