Multi-Tenant Cargo Facility For PG Airport

Prince George, B.C. - The developer and owner of a planned $2-million dollar, multi-tenant cargo facility at the Prince George Airport says he expects the project will be the start of 'exponential growth' at YXS.

Western Star Ventures Limited plans to begin building the cross-dock facility this fall, adjacent to the north-end fueling apron and the recently announced fuel farm.  It should be ready by the end of next summer.

The 25-thousand square foot building will be designed for cargo storage, inspection, and trans-shipment.  Company President, Gary Jardine, says he already has two tenants lined up -- leaving him actively seeking interested parties for the remaining 15-thousand ft2.

Jardine says Western Star Ventures and its subsidiaries have been in airport development since 1992 and have completed two hangars at Springbank Airport in Calgary, which is the relief airport for Calgary International.  He says that development has been very successful, with no land left available.

Jardine suspects a similar situation could develop here at YXS, saying once developments of this nature get going at the airport, they will take-off.

That sentiment is being echoed by the CEO of the Prince George Airport Authority.  John Gibson says, "(This facility) is a critical piece of infrastructure which should be a catalyst for future growth and development."

Okay, so we got the longer runway, we got the beginnings of a separate fueling pad, some tanks for fuel are coming in, a service road is on its way, and now a trucking company is building a small storage facility with small storage building that has been 40% leased.

Looks like the universe is unfolding as it should.
the needle skipped on the record ....
1. The airports longer runway is not being utilized. No mention of any Wide Body Cargo Jets coming to town. You can rest assured that if there was, we would be seeing banner headlines.

2. The Storage facilities for fuel, in my estimation will be for a distribution centre for North Central BC and will replace a facility that will be closed in the downtown area. If and when any Cargo Jets come to town, they will be able to sell them some fuel.

3. I suspect that the 2 tenents for the warehouse space and cross dock operations are local couriers who would relocate at the Airport, if so, then this is the same business locating in a different area, if not then maybe it is Air Canada, and Westjet that are going to set up some kind of Cargo transfer point.

The situation for Air Cargo into Prince George stinks. If you have a shipment larger than 3.5ftx3.5ft more or less you cannot ship it by Air, and have to truck it from Vancouver. We had better Air Cargo service in the 1960's and 1970's from the old Trans Canada Airlines, and CP Air. Now we have nothing.

Its to bad these stories didnt give us more specifics, so we could get a sense of what is going on.

There is lots of empty storage and warehouse space in downtown Pr George so not sure why we need more.

1. CN Intermodal Terminal 40,000 sq ft not being utilized.

2. Landtrans Logistics on 1st Avenue. 3 warehouses with plenty of empty space. This facility has been for sale for two years.

3. Beyers Transport warehouse on first Avenue with plenty of truck bays and cross dock facilities has been empty for over a year.

4. The old BC Rail freight shed in the BCR Industrial Park has been empty for sometime, however I understand that it is now being leased to a local trucker for cross docking and distribution, however once he moved in he closed out the building he was using, so no net gain.

Hey, if someone is willing to come in and spend 2 million dollars at the airport, maybe they know something we don't.

You have to build the facilities before you can expect the traffic to arrive.

K, i think this is good, and i agree its starting to come together... with all of the develpment coming to the north... and Prince George's Airport Expansion? well think about, there IS something we don't know that "THEY" know, you know? think about it.
They know nothing, yet they invest.

Palopu knows a lot, but does not invest.

My guess is they know different things. My guess is they know what Palopu knows, and then they know more on top of that. :-)


It is that additional "stuff" that they know and Palopu does not know that makes the difference between investing and not investing.
This is good news for Prince George and all those folks who have the guts and the fortitude to put their money where their mouth is, and invest in this community in whatever way they can, even when they know the return will sometimes take a little time to come to fruition, and that also includes the legions of volunteers we have here who strive to make Prince George a better place to live and work, and never hesitate to put their backs to "doing whatever it takes" to help us ALL grow, prosper, and maintain a positive outlook!

It must be very discouraging for them to listen to the constant negativity spewing from all those "ill wishers" out there, like palopu the airport basher, the "other" political parties (we don't want anything good to happen here until WE take over and get back to the trough) types, the "now that I've committed to saying it'll never ever happen types who desperately hope they were right so they can feel superior strutting around forever saying "I told you so", and all those legions of armchair hippocrites, who must have nothing better to do than point fingers at everything they can find something negative to puke about!

In my opinion, the long and the short of it simply boils down to the old saying -- "if you think you can't win, you've already lost", and if you don't have the facility or the drive, or the backbone, or the means to achieve your goals, you're just gonna have to stand back and watch someone else do it my friend, and in my opinion our airport is a prime example of that. Like it or not we're all becomming part of the global community, and we can either "get with it" or die on the vine, while we sit on our ample butts and watch our neighbours grab the ball and run with it.

Dirt roads and grass airstrips "just ain't gonna cut it" anymore folks, and its gonna be really emberassing while we're over there in Europe, or Asia, trying to promote trade for the Central Interior and its hard-working people, if we don't have whatever infrastructure we'll need in place to make it happen, or for that matter, even get them interested in what we might have to offer.

Thank goodness we've got people here who know this, and have the backbone to carry us through to success, "in spite of them, if not because of them" !

Some people want the wooden sidewalks back and can't accept any one trying to improve anything. Hopefully their negativity does not breed more negativity.
Not to be negative but I was amazed AND impressed with front page news this AM of a very large aeroplane landing at our aeroport in 2009! Good news! I'm sure someone ran across the street and yelled, "STOP THE PRESSES!" to get that on the front page of our local daily rag. Talk about recycling! What a town!
I think that what Gus is trying to say is that.

Any private investment by industry in this town is a good thing, however people should try to differentiate between **new investment** and **churning**

New Investment could usually be regarded as money spent to locate a business and increase sales, etc; and create employment.

Churning is when you build a new building to house business that is already located in the City. Ie; Canadian Tire relocated to a new building at Westgate and shut down the store in town. The Hudson Bay relocated to Parwood and shut down the store on Third Avenue. The Brick moved into the location on Third Avenue and then relocated to a new shopping centre, and City Furniture shut down their store on second avenue and relocated to the Brick (Hudson Bay). The store on second Avenue remains empty. Cdn Tire building was taken over by the college, so we lost taxes on it, and at the end of the day there were no new jobs created. This is **churning** and while is creates construction jobs in the short term, at the end of the day the City or Town remains the same. There are many examples of churning in this City in the past 10 years that gave the impression of growth, but at the end of the day, the population dropped, and we have less industry than we ever had.

My position is that the Sands Bulk Fuel Facility and the New Warehouse being built at the Airport are ***Churning** projects, and will only relocate established business that already exists in the City. There will be no new business, or jobs created (at best very few) .

So call me negative if you wish. I have been around long enough to know the difference between a boni fide business project, a churning project, or a Government Expenditure project that gives the impression of growth, costs big bucks to build, big bucks to maintain, and only produces more Government workers.

Portland, Oregon, has some beautiful wooden sidewalks ....
