Golf Course Lands Plan Approved, With a Hitch

Prince George, B.C. – The draft plan for the Prince George Golf and Curling Club lands has been approved with one hitch.
 
Worried there would be  auto sales at the prime corner of highway 16 and 97,  Council has changed the plan to  save  a piece of land  that is within a 100 meter radius of the  centre of the intersection, approving the plan except for that "no development" block within that radius.
 
That means the site will be saved for possible  future use.  There has been  discussion in the past  about moving the Prince George  Visitors Centre  on to that site.
 
 
Manager of Long Range Planning Dan Milburn says there is a demand for about one third of the site, and it is not known how  a proposed change  to  block vehicle sales from  another third might impact that  interest.  "'I don't like planning on the fly" says Mayor Dan Rogers who  favoured  passing the plan as is, and dealing with specifics at  development time.
 
But Councilors made it clear, they  were not prepared to give up what is the highest profile corner in the community. 
 
The move by Council  isn't sitting well with  Kevin Bowman, President of the Prince George Golf and Curling Club,  who says it was the crash in the economy and the pulling out of the car dealership which  stopped the  moving forward of the  neighbourhood plan before, and the same desire to have an auto mall is what is driving this project forward at this time.  Bowman says  the Golf Course executive will have to  "digest" what has happened this evening before deciding what  its next steps will be.
 
The Golf Club needed a  neighbourhopod plan in  order to have  a solid direction for potential buyers of their property.  Theimpact of this decision  may notbe known for some time.
 
Manager of Long Range Planning, Dan Milburn says there are consequences to removing vehicle  sales from the entire plan and his department will now have to go back to talk with members of the Auto Dealership Association to see how this decision will impact their interest in the property.

What would happen with all the vacant dealerships if there was an auto mall?
Putting a car dealership or auto mall in this prime land is just lazy and stupid! People will drive miles to go to a car dealership. This land is too valuable for a paved parking lot of a car dealership !
100 metres??? From the centre of the intersection??? That is nothing!!!

That is barely enough to put in a minimum standard grade separated intersection where the two main highways going east and west and north and south intersect.

There is such a grade separation at the intersection of HWY 97 and Ferry Avenue. The outer edge of the on ramp to the west of the highway is over 200 metres from the intersection point of the two roads. 200 metres is a reasonable standard.

We have a separated intersections there as well as several other intersections. I would like to know why we are not providing enough land to eventually put a grade separated intersection at that location.

Then there remains the issue of whether the potential prominent viewscape should be graced by, for example, a Toyota dealership ... or, for exmple, an Accent Inn.
Go ahead and build another condo getto like off Ferry.
I agree with Boon, people will go eleswhere to purchase a vehicle I know of several individuals that have purchased a vehicle out of town including myself. 2 years ago I was looking for a new vehicle and went to local dealership. I told them what I was prepared to pay, I test drove the vehicle that I wanted, asked them for a price, they gave me a price and told me the offer was only good till 5:00pm that day. The amount they quoted me was the exact amount that I was willing to pay. I told them I would think about it. Went home checked out this particular vehicle on the manufacturer website and discovered that the purchase price all taxes delivery charges etc. I could get this vehicle for $120 less. Not happy with the local dealership I went on the internet to three out of town dealerships, one came back to me, I told them what I wanted, they came back to me with a price and it was $3,100 less then I was quoted here. Yes people do go out of town. I was able to put some extras on the vehicle and had a nice little holiday to boot. I was a happy camper.
Its another case where the corporation control our governments Go Kiss their butt Millburn and to hell with the tax payer.

I wonder how many people in town even know about this attrocious development, and if they do/did, how many would actually care.

It is a terrible development. It is the type of development that makes the old Upland row housing that we moved into when we came here from Toronto look like luxury carriage suites.

It shows how weak our zoning standards are to allow such developments.
Why does city council have a hate on for car dealerships. Do they not pay their taxes like everybody else. Would the city be better served with another half empty mall like parkwood or some low income housing that can slowly deteriorate on the corner for everybody to see.
Our 'leaders'and the 'looney lefties' in PG worry that someone is putting one over on them and making a buck (after putting up 13 million)...gotta stop investors and progress. The lights in PG continue to dim. Maybe the NDP will be our salvation (just like last time).
I'm guessing it's because when they were going through the public review process for the development of those lands, the residents of the city that contributed to the discussions spoke out rather strongly that they did not want to see a massive auto mall on that piece of land. With this recent decision it looks like they've done yet another great job of not listening to anyone.

It's a complete joke and is yet another example of the lack of leadership from city council. Within 5 years, the bulk of that piece of prime real estate will be ugly condo's, asphalt for car dealerships to hold inventory and ugly strip malls facing in the the wrong direction. Within 15 years, the buildings will be crumbling and people will still be driving on by with no reason whatsoever to stop. But hey, we will have made 1 or 2 car dealership owners and a few hundred Golf & Curling Club members happy in the process. Too bad by then, 70% of the Golf & Curling Club members will be dead. What a great legacy. So sad, yet so predictable.
You're right. There is nothing special about that corner at all.

So, with a casino on one corner, perhaps we need a new hotel with a red roof renting rooms by the hour on another and a district energy plant with steam and god knows what else coming from a couple of tall chimneys on the third corner.

We can use the hill on the north-east corner to display a large Prince George sign similar to the Hollywood sign.

Then again, it might be time to bring the PGARA track back to that location.
It is getting abundantly clear that the city is wanting the PGGCC to go bankrupt so then they get the property back to do with as they please. Rumours have it that Rogers even told members of the club this behind closed doors!!

This project has been ongoing for 6 years now........with numerous, numerous delay tactics.

Come on, Mayor and Council. Make it feasible so that PGGCC can get some money out of this, relocate to Foothills, and build a golf course that is the envy of Northern B.C.........That is what progress is about. Or do you want to spend all the money on the 1 week of the Canada 2015 games instead?

Why should the city bend over backwards for the PGGCC? For all intents and purposes, they are a private club (yeah I know they say they are public as well, but please) and like any other organization, they should deal with their own problems. I don't see the city rushing in to help out Aberdeen or Aspen . . .

If the PGGCC can't manage their operations appropriately, maybe they SHOULD go bankrupt. Lord knows they are almost there already and I'm sure that the crappy food, the declining membership base, their attitude towards non-members and the terrible condition of the course for months of the year has nothing to do with it, LOL.

I have no issue with them having the flexibility to sell the land, but since it was basically a gift to them in the first place, I think it's only fair that the eventual sale meets the criteria for how they want the land developed. And to be blunt any proposal with an auto mall and bare bones housing is a joke and shouldn't be approved.

With a City that has a declining population, and no apparent reason to grow in the next 10/20 years, what would all the develpment at the Golf Course be.

How much develpment can a city of 72000 people handle. We have housing going up,or planned, in Aberdeen, College Heights, Foothills, University Heights,etc; plus Condo;s all around town.

We already have car dealerships all over the place. Why do we need more.

We need this Golf Course to stay where it is, and have it brought back to some semblence of its old self. Moving out to Foothills, back in the bush, in the snow belt it not a solution.
Having soccer fields and a rollor dome is far better for the community than auto malls in that location.

Its the most prime piece of realestate outside of the Lower Mainland, and its best left undeveloped commercially until the right developer comes along that will give that property and this city the respect that that piece of land deserves. To approve a plan just so some golf course members can move the golf course to an inferior site is just ludicrous.
