All Roads Lead to City Hall

Once again, the owners of All Roads RV found themselves before Prince George City Council. This time, they will move forward, as Council has approved moving forward with an application to rezone some property. There is a hitch though as there will have to be an ammendment made to the Official Community Plan.
The first go’round was when the City didn’t like the R.V. sales company doing its business on First Avenue. The site was not appropriate and too small for the activities said City Staff. (see previous story) Although the company was granted an opportunity to have a public hearing on that matter, it opted instead to move.
So, All Roads packed up the campers and trailers and moved to Queensway where life was good.
Until now.
All Roads wants to have a couple of adjacent lots re-zoned to allow some elbow room. City Staff said the idea should be rejected.
Development and Planning Manager Dan Milburn says this entire area is within the "urban designation", and discourages increased automotive uses in this particular Queensway area. Right now, Milburn says there is no problem with the zoning of All Roads current location, however, the three extra lots pose the problem as that would be considered an expansion of automotive use.
The company's reps say they don't have a preference between a rezoning application to have the entire parcel made M-1A or C-5A, whichever is the best fit. Along with that rezoning application there would have to be a request for an ammendment to the Official Community Plan.
The Mayor says he is more comfortable with a C-5A zoning as it allows the R.V. sales and service, but unlike the M-1A would not allow industrial use which Mayor Kinsley says could have more impact on the neighbourhood in the future.
