Plans Revealed for Building

The Brick building has a new owner, the Emri Group  of Vancouver.

The Brick  announced it was moving out of the downtown, and  will open up  a new store at what used to be Recreation Place across from the Superstore on Highway 16 and Ferry Avenue.   The building at the corner of  3rd and Quebec has now been purchased by the Emri Group out of Vancouver and  there is a sign  on the  buidling  welcoming inquiries for leasing space.

Emri has purchased two other pieces of property in the downtown area, and is said to be interested in a third.  The plan for the Brick building  is to have several tenants with most being office type space, but there may be some retail. 

The firm's web site describes the property as follows:                                                                   

Currently occupied by The Brick Furniture through late summer 2007, the property can be internally configured/demised to suit the needs of a future tenant or several tenants. The property comprises  a 3 level retail building of approximately 85,000 sf in total and an adjacent multi-level parking facility on the majority of a city block. Originally the home of a Hudson's Bay Company department store, the building offers tenants central location, excellent street presence and ample parking.

Emri's website refers to itself as a private investment firm The firm’s principal activities are focused on the acquisition for resale or development of residential, industrial and commercial real estate as well as investment in private businesses deemed to have excellent prospects for growth."

It is understood that Liquidation World would be welcome to stay on the second floor, however there has been no comment from Liquidation World on what it plans to do.  That company currently sub-leases space from the Brick.

The Brick plans to vacate the space by September of next year.

Another dead soldier for the downtown revitalization!
Well hopefully they spend the $50,000 or so to fix the A/C in the building ! I was in there a few weeks ago to buy some stuff from the Brick and the heat was unbearable. Apparently the owner at the time was refusing to fix the A/C as the Brick was moving out, so until then, dress casual :)
Office space on the ground floor of downtown is a killer. If they are looking for office tenants, then it looks like they are not linked into retail tenants such as shopping centre developers are.

"Aquisition for resale" would typically mean investing a lot of time and maybe a bit of money here or there to get long term tenants. If successful at that, it would go back on the block as a good future investment. Of course that would mean a few other things in downtonw must begin to move.

However, if they are successful at putting viable and interesting retail on the ground floor of the building, then this can certainly be a catalyst for additional changes to the downtown.

Remember, a higher end retailer has just left that block after trying hard for several years to make a go of it.
Maybe another casino?
I am sure Major could handle it....
or another bingo hall?
a collection of pawn shops?
or maybe tattoo parlors?
