Housing Starts Up In P.G. Area

Canada Mortgage and Housing says the Housing starts in the Prince George area  were up a full 52% in May of this year, compared to May of 2006. 

The numbers show 38 single detached homes were started last month compared to 25 starts in May of 2006.

From May to January in Prince George,  there has been an overall increase of 11.8% in  starts of single detached homes.    Last year there had been  93 single family dwelling starts, this year  104.

The only  dip has occured in the starts of multiple family dwellings.  In 2006 there had been  8 multiple family dwelling starts ,  and no such starts  so far in 2007. With that  100% drop , the  net  increase  in  home construction  for Prince George  is 3.%

There is new construction going on at Ferry or Hopkins Rd (the property spans from Ferry to Hopkins) on the Ferry side of it. The property is RM5 zoned and has multiples on it from last year. Perhaps the permit was taken out for it all last year. Perhaps the units being built are single family strata title?

Also, we will hopefully see a start ot the approved project on 7th downtown.

With such low numbers of buildings being constructed annually, there will be considerable fluctuations from month to month when comparing those monthly figures to previous years.

By January 2008, we will have a reasonably good idea of how 2007 measures up to previous years.

One thing is for sure, we continue to build "dumb" housing instead of "smart" housing in my humble opinion.

I think the big time housing slowdown in the United States will soon affect the housing market in Prince George.

If we don't like it why don't we build a smart house. Why are we building dumb houses when we don't like it?
