Industrial Land Plan Delay

A Prince George man’s efforts to develop  light industrial lands to tie in to the expansion of the Prince George Airport and the new Prince Rupert container port are facing a delay.

Henry Rempel had hoped to have the process underway that would (if approved) allow the 20 plus hectares west of the airport to be removed from the Agricultural Land Reserve.    Instead, the application to have the Agricultural Land Commission review the request has been turned back because the application was not complete. 

The Agriculture Land Commission’s Brian Underhill says the applicant has been notified, “We have advised the applicant that they missed notifying adjacent land owners of this application”.  In this case, the work on this application was being completed by L & M Engineering.

L& M’s Heather Oland says it was unfortunate, but they thought the list of property owners in the area was complete, but it was not.  “There are a couple of land owners that were missed, but we will re-do the notification process.  The land owners will have until December 4th to submit any concerns to City Hall.  Then City Staff will make another resolution to Council and the package will be sent again to the Agriculture Land Commission.”

Oland is hopeful a meeting with the Agriculture Land Commission can be set for December.  The delay is not expected to have any impact on the project “We are not losing any significant amount of time” says Oland  “The land use planning continues, so a couple of weeks won’t set things back.”

An application involving this much property could take two to three months for the Agriculture Land Commission to process.  If the removal is approved, the next step would see the applicant apply to have the City’s Official Community Plan changed to allow the property to be used for light industrial development.

I think this proposal has a lot to do with Highway 16 East Connecting with 97 South and North than it has with the Prince Rupert Container Terminal or the **perceived** business from the Airport Runway Expansion.
If developed hopefully this light industrial area will look a lot different than the current areas...dirty,no grass and no trees...I am willing to bet a lot of the air quality issues in this city are caused by the dust from these areas.
One only has to travel to Kamloops to see light industrial areas done right.
