Prince George, B.C. - The amount you will be paying in taxes has been set.

The Finance Committee had developed  6 scenarios, and recommended Council adopt Option "C".

Here is how that option  impacts  certain single family residential home owners throughout the City:

By opting to go with  "C"  the Finance  and Audit Committee says the average homeowner would see their annual tax bill rise by about $72.00 or 4.87%

The average (mean) business property tax would increase by $ 597.00 or 4.98%.

The average (mean) tax paid would increase in the Downtown by 8.67%, in the Carter light industrial area by 5.49%, in the East end by 11.91%, and decrease in the Central St. area by 2.68%.

The levy amount for the utility property owners would range between –11.38% less and 14.12% more than the levy paid in 2007.

The levy amount for the major industrial property owners would range between 2.76% and 29.02% more than the levy paid in 2007.

The levy amount for light industrial property owners would range between -16.37% less and 32.36% more than the levy paid in 2007.

 

 

 

The residential rate would be $6.569 per $1,000 of assessed value.

Too bad our wages don't reflect the amount tax goes up...seems like you just can't get ahead - the "tax man" takes it all...and we are still swerving all over the road to avoid potholes and garbage everywhere - I have to wonder where all our taxes go...sigh...

what can i say ,gouge again yup its a bottomless pit for these people, time for some pay cuts at city hall, start looking for another city, you culprits, the axe men are coming to cut costs and your first on the list.
they are so not going back in office in november. Hmm, who should we get as mayor...Ben...Elaine...
I guess the best place to live is Vista Ridge. Assessment goes up 30 grand and taxes go down over 10%. Or maybe Austin Road, 70 thousand increase in assessment yet only .5 %increase.
It would'nt be so bad if they spent the money wisely, then I think most of us would not mind being taxed so much.

I want to see who signed there name on to that dike idea. How much money was really spent on it.

It is election year, anyone want to make this a political foot ball. Get the evidence first via Freedom of Information. Than have the encumbants to public announce what their position was on it. and then spill the beans to the public. This will get some new faces in to council.
Lets see....only an average of $72.00 per household per year. Hmmmm.... Ever increasing gas prices, that will only cost a few dollars per year. Home heating fuel increases, that will only cost a few more dollars per year. Higher prices for groceries, that will only cost a few more dollars per year. ICBC increases, that will only cost a few dollars per year. Home insurance increases, that will only cost a few more dollars per year. BC Hydro increases, that will only cost a few more dollars per year. B.C. Gov user fees, that will only cost a afew more dollars per year.

Has anyone had an increase in their wages lately to battle these little extra costs that seem to add up over the year? Have the pensioners had an increse in their pension to cover costs. Not very likely.

But wait a minute MLA's gave themselves as big raise, ICBC managers got a big raise, B.C. Ferries gave themselves a big raise. Seems all the big wigs out there that are raising the price of everything make sure they have their asses covered.

Hey how come the people on Vista Ridge assessment go up and the taxes go down. I thought the mill rate was the same on every one?

Rediculous!!! I am so sick to death of all areas of government sticking it to us. Where will this end? People are in trouble!! Can they not see this?? Cash grabs in every area of governments in the name of what?? How can we all sit and take this?? When will Canadians say "ENOUGH!!"?? I think government has lost control. We are in for tough times and they know it. The middle class backs are broken and have been for years. It reminds me of the things I have read about the old English rule in the days of Kings. Tax the chit out of the people and all the royalty live high on the hog in the face of the poor. I sit at a $20.00 table and work five days a week. Give 45% of my wages so that a government official can sit at a $200,000.00 desk and screw me more and more every year. We are Canadians! Hear us Roar! What a joke. :(
It is interesting that only one person has commented on the fact that the property values on the lower cost properties have been the ones which have risen the highest percentage wise. As a result, those people are the ones whose taxes increase the most on a percentage basis, and some of those higher priced areas actually go down.

What the article does not say is that the rate was $7.988 per thousand last year which is a drop in the mill rate of 17.76%.

Too many people still really do not understand how the entire system works.

They see a rise in property value and automatically think that taxes will go up by the same amount. Some even compare the mill rates in one community with those of another and start spewing nonsense about how high our taxes are compared to other communities simply by looking at mill rates.

If one sorts the table above by increase in value of the properties, then the order from greatest increase to least increase is:
Carney - 36%
Pine - 34%
Rosia - 32%
Heritage - 27%
Ridgeview - 26%

Oh and by the way.....North Nechako area residents pay 4000.00 plus dollars a year on taxes and most have their own water and sewer. Try figuring that one out.

With that leve lof taxation you are obviously earning far too much. Cut back on your hours and you will be reducing the percentage going to government. Sell your house so that you don't have to pay property taxes ..... pay rent and let others worry about property tax increases.

Easy to figure out .... at $4000/year taxes their property assessments are over the half million level ...... boo hoo ... I am weeping real crocodile tears for them ....

If you want to cry the blues, let those who are in the lower cost areas of the city cry. They are into starter homes and their property taxes have just gone up by 10% ... those poor people in the North Nechako area likely has a drop in property taxes.

The poor subsidizing the rich once more .... the mill rate is the same whether it is for a million dollar home that was appraised 10% higher or a $100,000 fixer upper that was appraised at 30% higher ........

I was not crying the blues!! I am not the enemy here!! I was just giving and opinion but it is obvious that those are not allowed when they defend the poorer people. I was trying to speak up about the taxes in general. I feel for the poor, sick and elderly. It is no wonder people are scared to speak up. Next time you are driving the North Nechako area, stick to the right hand side of the road. That is where the 200,000.00 homes are. :)~

Anyone have a clue why Carney Street values went up so much?
I'll give it a try .... but a realtor would be able to confirm or deny.

1. it is a given that house prices do not change uniformly accross the board.

2. lower end houses are typically starter homes, first time buyers or even second time buyers ....... they are also a good investment purchase, buy the house and rent it out thus getting your mortgage paid ...

3. the number of people per household has been going down steadily in the last few censuses - one of the indicators of young people moving out of parental homes and into their own rental or owned accommodation.

4. With house prices going up, people have increased equity and some will put that to use by purchasing real estate. Again, lower end houses are better investments.

So, the greater pressure is on lower end houses than in upper end houses. In the long run, lower end house tend to keep their value more than upper end houses.

In fact you can see that in the price shift in the USA right now. Depressed areas, such as Pensylvania, are keeping their prices and even seeing increases as the housing bubble bursts in other states.

It is the higher end priced homes that are generally taking a nose dive, epsecially in the "new rich" suburban neighbourhoods where people have been buying houses in the $500,000+ range.
