Cowboy Ranch Looking At Options

Wednesday, October 8, 2014 @ 3:53 AM

Prince George, B.C.- Cowboy Ranch  operator, Brock Gable, says he  will likely meet  with the City’s Planning department to see what kind  of expansion  plan  would be  supported.

Monday night, Prince George City Council voted 8-1 against supporting Gable’s application to the Liquor Control and Licensing Board to increase the seats at the Queensway pub from 80 to 268. Gable says he was not surprised by Council’s reaction “I know the number was a little high, but I just went with the occupancy load for the size of the building.”

Several neighbours had complained about noise levels, something Gable says might be mitigated by removing the patio from his plans, but  he hasn’t made any firm  decisions yet on his next move. “I’m just looking at all the options before I take any further steps.”

One of the options would be to turn the site into a restaurant with a food primary license with the extra seating. Such a move would not require any approval or rezoning from the City.

“I haven’t made any decisions yet” says Gable, “I’m going to sit down with the Planning department and see if we can come up with a plan together that works for both (of us).”

Rather than spend money and time Mr. Gable might be further ahead to move to some other city where he can make his dream happen . Prince George is a loosing city , face it .

I have to disagree Fedup2015.

I think council made the right decision. The current location of this pub is too close to residences. The increased seating that is proposed is pretty dramatic. If this was in the commercial section of town then the proposal would have a better chance of success.

As for PG being open for business. The article does say that Mr. Gable will be sitting down with the planning department from the City to see what he can do. Doesn’t this sound like a City that is open to working with business???? I would say yes!!

The City needs to work with business, but shouldn’t just bend to whatever they want. This is how a City should operate. Am I wrong?

@mwk No they wouldn’t have any more success in any other section of this councils city, evidenced by councils votes on past liquor primaries. ‘Work’ with the city? You are joking right? The city wouldn’t ‘work’ with anyone, they are all about cramming their agenda and studies and plans. You may note it is Gamble who says he will try and work with the city and I wish him luck – it is not the city saying they will work with Mr Gamble. I concur with Fedup, unfortunately as Rona, Swiss Chalet and others have found out our city is in fact not… Open for business

pg should have a huge party two weeks after the next civic election, celebrating that we will no longer have green to deal with.

I don’t think cowboy ranch has that many neighbors.. Any homes are behind the establishment. Across Queensway is a belly dancing studio, max save reality. To the left is a car dealership and to the right is the real estate board. Kiddie corner is an empty lot and other non residential buildings. There has to be some meeting in the middle with this decision. A plain NO is not acceptable. Prince George planners and decision makers need to realize not everyone goes out and gets black out drunk. Some of us just really enjoy country music and really enjoy a place to take our wives and dance. WE DONT HAVE THAT! Mr gable is trying to create that. I am not saying the neighbours are wrong and there concerns should be left unheard but something can be done so all people are satisfied. What about the rest of us responsible family men and woman that wanna get a babysitter, go out and enjoy some country music for a couple hours on a Friday night?

Mr Gable – simply tell them that the extra seating is for wine and cheese parties and you promise to buy wine from the local fruit winery going in across the river. We will hear the rubber stamp approval smack across the valley.

Whatever you do, don’t tell them it has the potential for “fun”

Some folks have no idea how sound travels at night.

What a shame… PG night life is depressing.

Pathetic!!
The more I pay in this town the less I receive. What happened to the good old days?
This town has gone to hell ever since Kinsley retired!

Immediate neighbors is no indication of who will be disturbed. Deep bass travels well over a mile. I lived in the Hart and we had a neighbor half a km away who liked to play his truck stereo until the little hours of the morning while drinking around the campfire and the thump was clearly heard in our house, but when you went to his yard, the music really wasn’t that loud, and country music, is all about bass. That particular building isn’t built well enough to completely trap bass, which is the most difficult sound to control and block. Likely hundreds of people could be disturbed – and that’s likely why they showed up at council chambers. But, I do agree, there is precious little for anyone to do in this town. A probable compromise is some more soundproofing, shutting the music down 11:00 weekdays, 12:00 weekends. He can stay open till 2:00 if he wants, just kill the music.

We have made more progress on this forum than our local government. The people have spoken! We have an issue of bass and loud music keeping people wake. This is good! I understand! Now if we can send robots to Mars and back, we must be able to update the insulation in a building built in the 8os to keep music in. Restrict levels whatever. I personally hate being in an establishment you have to yell to talk.

I’ll lay odds that the people who voted no to this business expansion have forgotten that they at one time, were the people in their commuinity making all the racket, having fun, getting drunk amongst other things……..its amazing when people get old and conveiniently forget what they were like back in the day……….Keep trying Brock, you might clear out some moth balls……..

I am sure we have not heard the last of Mr Gable.

As usual our city council has proven that our city’s reputation as a NO FUN CITY is deadly accurate.
Anytime a proposal comes in front of council that includes an increase in drinking seats, or the creation of new ones it gets the thumbs down.
Do you recall the application put forth for the old Odeon Theater location?
Pretty much Downtown, no neighbours to speak of, yet NO FUN City prevailed.
The only application for a new drinking establishment that has been approved in my recent memory was for the one that is located in the old Rheingold Club building, and that I’m told has and LGBTQ orientation as far as it’s clientele is concerned. You can read into that whatever you want.
I would suggest that Mr. Gable open up a 150 seat restaurant in the old liquor store premises, make the building wide open so that there is no division between the 2 entities and proceed from there.

So what you guys are saying is there is no noise of music there now. But if there is music there now the point is moot, there will still be music there with deep bass regardless so why not allow the owner to help abate the ‘problem’ in the future? If the pub/bar remains the same there is no incentive fir the owner to add sound insulation and the like. The building probably has no sound abatement as it stands now.

I like the idea of open a restaurant with liquor service to max occupancy without zoning and open it up to the liquor primary side. Rules on serving liquor to restaurant patrons has been relaxed a lot. The city doesn’t deserve to have a business owner try and work with them. Our city hall is getting to be like the one in Gotham
