Variance Permit Sought For Senior's Site

Country Senior's Community on the Hart Highway

Prince George, B.C. -  City councillors will consider a request to reduce the number of parking spaces required for a proposed new development at the Country Senior's Community on the Hart Highway at tonight's regular meeting.

Currently, there are 38 units for seniors at 7364 and 7406 Hart Highway.  The units are located in a combination of 11 buildings consisting of single-story duplexes, row housing and one house.

The applicants, Martin and Patricia Marsolais and Colin & Matthew Holdings Ltd, would like to tear down the house and build an additional 30-units in 6 new buildings.  But they'd like a development variance permit to reduce the number of required parking spaces from 90 to 65.  City staff is recommending councillors approve the permit.

Also on the agenda tonight, both Communities in Bloom and the Prince George Heritage Commission will present their 2009 annual reports.

of course City staff are recommending approving. When it comes to a variance approvals for bylaws isn't the answer always yes.
It is extremely rare that I am placed in the position of defending City staff, however, in this situation they are making the correct decision.

For the proposed housing development, the definition of a senior, is someone over 55, generally requiring housing assistance. The incidence of vehicle ownership for this particular type of tenant is considerably less than for most multi-family developments.

The variance is warranted and should be supported.
