New Plan for Golf Course Lands to Be Presented to Council

Revised plan for Golf Course lands development.

Prince George, B.C.-  The final  draft  for the  proposed  Prince George Golf and Curling Club  lands will be presented to City Council this evening.

The  new version of the plan  was developed following a public consultation period and discussion with key stakeholders.

According to the staff report to be presented to Council, the top three things people liked about the former plan  were:

1.      park/green-space,

2.      mix of residential /commercial uses

3.      retention of the pine valley  golf course.

The top three things they would change? 

1.      Reduce the commercial area

2.      Increase the recreation area, and

3.      Reduce the multiple family residential area.

 

The report says  while ultimately the market will decided the full build out time for this project,  current projections  suggest the  commercial areas will not be fully developed for at least 25 years. 

 

Some of the changes shown in the new plan over the one  presented in June are:

 

·        More  property for the expansion of the Pine Centre Mall,

·        Replacing the proposed single family  dwellings with low density town housing

·        Increased specified seniors housing   from 5 to 6  acres.

The change in the housing mix, means the  actual  number of  residential units will be increased from 963 to 1024.

Be nice to actually see what is on the map
hmmm... well is it saying that its going to take 25 years for it to get into place??? fully developed?.... and what kind of buildings would go in there, like what do they look like?
Click on the map. When the city website comes up there is a link to the map on the left side under "C 10 ".
Look at the condo development recently built in the area just off westwood. No landscaping, no attraction. Looks like a getto to me. Why does the city allow that kind of build up. Oh stupid me the city is told what to do by developers.
Whats with all these round abouts.
I simply do not understand why the City is going through all this effort when this should be done by the golf course or the developer(s). Have any of the developments, such as the Fraser River bench off Cowart Road been done by the City?

This land should not even be open to development for at least 10 years until some action happens on the periphery of downtown with respect to housing. And, of course, that really need not happen until there is actulally some population growth to this City.

Very soon we will run out of people buying new and larger housing for fewer people per household. That is virtually what has been driving the construction of new housing here.

I also see that there is still nondescript commercial development on the intersection of the two highways. Can't we at the least relocate a building there for our tourism services with room for such services as the Chamber of Commerce and other City promotional efforts?

Seems to me that there was a story that Pine Centre was not included as a key stakeholder.
According to this article, 2 of the top 3 things people would change are "Reduce the multiple family residential area" and "Reduce the commercial area" but the changes they have made are "Replacing the proposed single family dwellings with low density town housing", and "More property for the expansion of the Pine Centre Mall". They ask for input, and then go do the exact opposite of what was requested! City Hall is not working for us. If the city is so bent on revitalising the downtown, why are they creating this new neighborhood plan to compete with downtown? Is it because they know that most people don't want to live downtown? And that many people don't want to even go downtown to support the businesses there? Do they not want to admit that a backup plan is needed, so that when the downtown plans fail AGAIN, there will be something else available? They could make a lovely park next to Pine Center, thereby forcing commerce downtown! :P

I think what they are really trying to do is making a "lovely" (not actually sure about that part) commercial area in the golf park so that the rest of downtown will turn into a ghost town and a park with water features (read elevated 200 year flood plain) can be created there instead.
